The week of July 10 saw a reduced number of farms offered at public auction. In Iowa, only nine tracts were offered at public auction, with 898 acres selling at an average dollar per acre of $10,692. Of those tracts sold in Iowa, only four met our criteria of more than 35 acres and greater than 85% tillable to be able to calculate dollar per tillable and dollar per CSR2. To ensure that we have an accurate view of the overall market, we don’t calculate the average dollar per acre or dollar per tillable unless we have at least five tracts to pull data from.
Illinois also saw some auction activity with four tracts selling at an average dollar per acre of $14,250, but again – we were unable to get a comprehensive view of average dollar per tillable / dollar per point with only four sales.
Below is a map of the auction data in the Iowa and Illinois for the week of 7/9/23-7/15/23.
